We are currently seeking an Assistant Manager who will help manage the day-to-day operations of a community in Fort Worth,TX.



Duties and Responsibilities

Handles collections and fees, post rents, account deposits & reconciliation, process invoices & payables, and all financial reportingLeads rent collection efforts, specifically with delinquent residentsAssists Manager with evictions and utility cut]offs as required on delinquent rentsAssists Manager with the property’s budget guidelinesOversees renewal process, from assisting in setting renewal rates, creating and delivering renewal notices to creating and reviewing lease renewals and applicable addendumsReviews and maintains all resident filesHandles all billing questions, move]outs, notices, lease cancellations and evictionsHandles resident concernsEnsures all required city/county/state permits (multifamily license, pool/spa, boiler, etc.) are current at all timesProcesses all forms, reports, and administrative informationEnsure that the appearance and physical aspects of the community meet KVM's established standards by physically walking/inspecting the property dailySchedules and monitors all maintenance activities daily and inspect the maintenance shop monthly with the Lead MaintenanceWelcomes and assists Leasing Consultant with phone inquiries and showing the community to prospective qualified residentsAssists with all reviewing rental applications, lease paperwork and addendumsHandles resident concerns escalated by team membersMaintains a positive customer service and “can do” attitude at all timesInspects with residents for all move]in/move]outsReviews all notices to vacate to determine cause and recourse

Requirements

Bachelor’s degree preferred but not required
Minimum one year residential leasing, sales and/or management experience preferred
Understanding of financial statements (budget, financial reports, accounting information, etc.)
One year experience in supervising employees preferred
Superior customer service skills including the ability to manage difficult tenants and/or situations
Strong understanding of federal, state and local fair housing laws and provisions
Strong attention to detail, organizational, time-management and problem solving skills
Professional verbal and written communication skills
Detail oriented; ability to manage conflicting priorities and to adjust priorities on a daily basis
Ability to work a flexible schedule to include weekends, evenings and holidays
Experience with OneSite and ALN preferred
Highly proficient using Microsoft Office (Outlook, Word, Excel and PowerPoint)
